Associa EMB Management Helps Restore Neglected Property

This condominium community in Bellevue, WA was originally built in 1979. The property is comprised of 32 units in eight separate, two-story buildings with carports and is in a very desirable neighborhood where property values have quickly escalated.

Challenge:

The community has suffered from over 22 years of deferred maintenance and had inferior vendors performing poor and improper work. The association also lacked the knowledge and guidance needed to fund a special assessment to perform the required maintenance. Many of the priority maintenance issues were both exterior and interior, required immediate attention, and posed serious safety hazards to the owners.

Resolution:

Immediately after Associa EMB Management partnered with the seriously-neglected community in December 2018, the maintenance division took action. The teams inspected both the interior and exterior of the community and quickly identified and made the following necessary critical repairs:

•     Replaced the roofs on all buildings and carports

•     Repaired much of the electrical in the attics where pests had chewed through the insulation

•     Fully restored power access and wiring for interiors

•     Removed obstructions that were safety and fire hazard concerns

In addition to making these repairs, the Associa EMB Management community manager demonstrated her knowledge and experience by holding meetings with owners to educate and share the details to coordinate a special assessment to help fund the necessary work.

After less than a year into management, a special assessment was approved and paid, with the roof replacement project on all eight buildings and carports starting less than ten months after the management takeover. Associa EMB Management has also helped with other preventative maintenance items and is working to ensure that preferred and qualified vendors perform all work.

Thanks to the due diligence of the community manager and the field services manager, Associa EMB Management has implemented a well-defined maintenance schedule, making the owners and board members happy. The team will continue to perform regular inspections, make the necessary repairs, and maintain the community at the highest and most desirable level.
