This 36-unit condominium association is in the heart of the Atlantic area of Seattle, Washington. Associa EMB Management has been managing this community since 2011.
Challenge:
Parking in the general area was at an all-time premium. Between limited on-street parking and crime challenges, owners were always looking to find a safe and secure parking solution—especially in their own association.The community had additional, unused parking spaces that were not dedicated to guest parking or specific units. Although the community often talked about making better use of these spaces, there was no action taken or a beneficial solution for owners and the association. Additionally, as a smaller association, owners were concerned about the need for supplementary income to fund projects and repairs.
Resolution:
Associa EMB Management’s community association manager set out to solve this issue immediately.First, she determined how many parking spaces were not assigned to condo units and reached out to each owner to verify assigned spaces and stall numbers.She then consulted Condo Law and the association’s legal counsel on the legality of the association renting out unassigned spaces to current homeowners. After confirming the spaces could be rented out and creating a fair process to offer the spaces, she presented the idea to the board, and Condo Law drafted a month-to-month rental contract.In the end, the spaces were offered to the homeowners for a small rental fee. Thanks to the work of Associa EMB Management’s community association manager, an additional revenue stream was created, and the parking issue was solved with a single solution
